Bulgarian Property Market Insight

GOLF GRABS BULGARIA!

At the present time there are only three golf courses in the whole of Bulgaria: one at Elin Pelin, near the capital, Sofia, and two owned by Air Sofia. These are located at Ihtiman, opened in 2000, 40km from Sofia, and at Sliven, opened in 2004, 90km from the Black Sea.

Because of the increasingly rapid rise in foreign interest in Bulgaria recently, several more golf courses are proposed. One of these will be located at Razgrad, in the north-east, about 90km from the Black Sea. More are scheduled to open in the next few years: two at Kavarna and one at Primorsko, near Sozopol.

Mountain and ski areas will be represented by a golf course in the ski town of Bansko this year, and a very large golf complex between Kostenets and Borovets, the country's foremost ski resort. This is scheduled for 2007, the year of Bulgaria's entry into the European Union, and will be located at Dolna Banya, already near Bulgaria's first golf course at Ihtiman.

Bulgaria Properties Ltd has purchased almost 6 acres of prime development land adjacent to the proposed golf course at Dolna Banya. The plans are to construct about 220 apartments around a comprehensive sports complex, with access to the golf course by a short footpath. The amenities on site are to include tennis, volleyball, squash, badminton, lawn bowls, boules (boccia), shooting, archery, croquet, mountain biking, and fishing nearby. Indoor facilities will include a 140-seat main restaurant and cabaret stage, a huge main bar (perhaps the largest in Bulgaria), a sports bar with projection TV, snooker, pool, table football, table tennis, a Chinese restaurant, Indian restaurant, fast food cafeteria, pizzeria, gymnasium, sauna, massage parlour, clinic, chemist, sports shop and minimarket.

Steve Avery, a Director of Bulgaria Properties Ltd, said, It may sound like a clich, but we really were in the right place at the right time! After two years in this business, I just couldnt believe my luck to find such a gem. Anyone involved in this project should make a serious return on their investment.

GENERAL OBSERVATIONS ABOUT THE BULGARIAN PROPERTY MARKET

On Borovets and Bansko generally, Steve had this to say: Apart from having ski lifts and ski runs, these two towns are quite different from each other, and appeal to different groups of people. Bansko is an old, traditional residential town with lots of character and no fewer than 180 quaint taverns full of local people singing and dancing to a typical Bulgarian folk band. Borovets, by contrast, is purely a resort, with hotels, modern west European-style bars and night-clubs, cafs and restaurants. Residential property and holiday homes are therefore readily available in Bansko, but not in Borovets, where the closest you can get is usually in one of the surrounding villages.

As for property values, Bansko went mad for a period of three months at the end of 2003, with land prices doubling, and then calmed down. Many poor goatherders suddenly found that they were rich. Nothing wrong with that, I say. Since then values have been pretty steady there until now, when theyre starting to creep up again. The reason for this is that the sudden surge in foreign tourists to Bansko has left the supply of holiday accommodation woefully short of the demand. And this trend shows no sign of abating. To try to cope with it, there have sprung up many hotels and apartment projects, but it seems unlikely that even these will be able to satisfy the demand for accommodation for several years yet. As a result, the prices for such apartments range from 1,000 Euros per sq.m. for a ground-floor unit facing away from the mountains, to 1,350 Euros per sq.m. for a top-floor example with a mountain view. Yet, people buy them. I guess, because a 1 bedroom 60sq.m. apartment for 41,000 is still a far better deal than youd get in Spain. Ive heard developers claim that 90% of their apartments are sold within 3 weeks! I only hope that we have such luck when ours are released in June!

In this respect Borovets, again, is different. Although its Bulgarias first and best-known ski resort, it stagnated for years until now. The Super Borovets project, funded by EU, governmental, foreign and local business sources, is scheduled to run from 2005 to 2009, and will revitalise the whole region around the town to a radius of 10-12km. This has already started to affect property values in the surrounding areas. To give an example, in March 2004 we bought, unseen, a half-acre plot in a village 15km from Borovets. When I visited it, I discovered that it wasnt suitable for building apartments; so, I put it on the market in August. By November it was sold at an 80% profit after all costs were deducted!

I am personally of the opinion that the Bansko effect could strike around Borovets at any moment. Thats the reason why Bulgaria Properties Ltd is developing four projects here, and only two in Bansko. We can sell these apartments about 15% cheaper at the moment, anyway. Borovets must surely offer a better return on investment, regardless of the type of property bought: land, a shack, whatever. You wont find new apartments easily, though. As far as we know, Bulgaria Properties Ltd is the only developer building them. I dont, however, expect this monopoly to last for long.

Bulgarias third ski region is at Pamporovo, which, like Borovets, is purely a resort. Funding is starting to come in, but full development, if it happens at all, is likely to follow several years behind Borovets. Its distance from Sofia (a days drive) makes it less attractive to visitors from north and west Europe. It is, however, popular with Greeks, because of its proximity to the frontier. One of Bulgarias major motorway routes to Greece will pass very close to Pamporovo, and this should boost its popularity, as well as making the Mediterranean Sea more accessible.

Property values are lower here than in Bansko and Borovets, but are creeping up gradually. I reckon that Pamporovo is a good long-term prospect; say five to ten years. The only reason why Bulgaria Properties Ltd has no developments here is because Ill probably have retired before the boom happens.

How does a mountain area investment compare with coastal properties?

Significant differences yet again. Until recently, most of the investment was flooding into the northern Black Sea coast resorts, from Varna down to Sunny Beach. The area became very popular as a result of the Bulgarian governments Bulgaria the Beautiful TV campaign back in the 80s, and the subsequent interest of package tour operators. Now that the north is saturated with developments, the interest has begun to creep down the coast. This is causing a steep rise in property values. They are still lower than those in the north, but the gap is closing. An investment in the south should therefore offer a better ROI.

Dont expect, though, the ambience of the south to become like that of the north. When I discussed the subject with the Chairman of the Bulgarian Foreign Investment Agency last year an extremely intelligent and able young man, I must add he told me in no uncertain terms that he did not want the south to become like the north. His very words were: We dont want another Benidorm. So, prospective property purchasers need to bear this in mind, and balance their desire for more capital growth, or their willingness to accept less, with the different rental market appeal of the two regions, along with their own taste in holidays.

There is one highly significant factor, however, which very often goes unnoticed until it is too late; and it applies to the whole coast. Most people dont know that it freezes on the coast in winter. When they see the coastal resorts basking in the hot summer sunshine, its difficult to imagine snow on the ground. The entire coast simply shuts down in the winter, and nothing happens. Its as dead as a doornail. Therefore, rental income can be fairly assured for 15 weeks, possibly 20, plus some odd bits in the shoulder seasons of April and October. The coast has a five-month season from May to September, compared to nine months in the ski areas. Those people buying only for rental income, therefore, would find the mountains far more lucrative.

The Times recently published an article, saying: Rental yields tend to be better for ski properties than those on the coast because of the longer ski season. You could expect about 12 per cent gross yield for a good ski apartment and about half that on the coast.

Rents vary greatly, and depend on many factors, most of which should be obvious: location, size, view, amenities. The standard of finish and the condition of the property can also determine your market quite radically. To appeal to west Europeans, and to command the highest rents, your property must be well finished and appointed, and be in tip-top condition. If it is not, you still have a market for east Europeans, who tolerate less salubrious surroundings because they pay much less, usually about half of the west European rates.

Generally, summer rental rates on the coast equate to winter rates in the ski resorts, both seasons being about five months. Remember that you also have about four months additional rent, though at lower rates, during the summer in the mountains. These rates should increase gradually, as the Government programmes to make the ski towns more popular for summer holidays make their mark.

There are several Bulgarian agencies willing to manage your rental properties for you. Expect to pay about 20% of the rent as a fee.

What about properties in the countryside?

Not a serious contender in the ROI stakes, I think. Not if you consider the effort involved. You can pick up property very cheaply indeed in the inland areas, away from the resorts. Almost always itll need some kind of work; anything from a face-lift to demolition. Theres often no inner staircase to the bedrooms, no bathroom, and the toilet is in a shed in the garden. This kind of property is great for buyers who want to get away from their homeland, and disappear in the beauty of nature permanently. As a business, it could appeal to self-builders or DIY enthusiasts, prepared to do it for fun, and accept a low return on their financial and physical investment. As for rental income, forget it!

And the cities?

Again, there are differences, even between cities. The prime city is, of course, Sofia, the capital. Buy the right apartment here, in the right area, and you can expect a guaranteed rental return of about 12% per annum. The flavour of the month is gated communities, particularly in the south of the city. The diplomatic residential district of Vitosha is one of the best bets. There is a ready demand for luxury accommodation from diplomatic staff and executives seconded by foreign companies, usually on a long-term basis, and this demand should increase as 2007, the year of Bulgarias accession to the European Union, approaches. Although you should expect to pay high for such properties by Bulgarian standards, its still only the price of a tarted-up Victorian terraced flat in a UK provincial town.

Theres virtually no market for tourist rentals in Sofia, as its probably the least interesting European capital city. Its also very polluted, although they are trying to clean up their act, ready for EU entry in 2007.

Plovdiv, the countrys second city, is much more pleasant. It has a quaint old town, as well as modern business districts. It therefore bridges the gap between business and tourism, as far as rentals are concerned. Plovdiv is connected to Sofia by an excellent motorway, on which you can keep the pedal to the metal, if youre prepared to risk an on-the-spot fine of 50 Leva (about 18).

Veliko Tarnovo is probably Bulgarias most touristic city, with its citadel and mediaeval ramparts. Most people who buy property here do so to make it their main home. The city itself is beautiful, and it has everything a townie needs. Drive a short distance, and youre in some wonderful countryside. You couldnt really make a good living from rentals, but its the perfect place to retire to.

Theres one more thing which is important enough to mention: Mineral baths. These exist all over Bulgaria, the most significant being at Narechen, south of Plovdiv, and Momin Prohod, near Kostenets. Scientific studies rank Bulgaria among the foremost in Europe for hydrothermal, bioclimatic and mud treatments, sea cures and other health resources. Bulgaria is a world leader with its exceptional diversity of medicinal herbs and the excellent curative properties of its apian products. Any property near a spa should attract a premium to its sales or rental value.

We Should Listen to Mike Tice

Its time that we listen to Minnesota Vikings Head Coach Mike Tice and take him at his word. He asked us early in the season to reserve judgment until the end of the year. He told us that if he failed then it was on his shoulders.When Tice took over as head coach three years ago we were all led to believe that he had all the ingredients necessary to do well.

Mike Tices Vikings arent any better today then they were three years ago. Mike Tice has made the playoffs one time and that was last year. Mike Tice has a combined win/loss record of 31-33.

It seems as though every time Tices team takes a step forward, they take five steps backward.

So we should take Tice at his word. We must listen to him and hold him accountable for his actions. Mike has failed once again and I dont feel that there are any reasons that he should be given another chance.

If Tice had the character and could instill values into his players then I might have a different opinion. His team had off the field scandals from Onterio Smiths Whizzinator incident to the Vikings Boat scandal.Then there was Tices scalping incident. Mike Tice scalped Super Bowl tickets and was caught. The NFL fined him $100,000. Tice blew the incident off and considered it a minor infraction. Very few people are fined as much as $100,000 for a first time offense. Obviously the NFL considered his actions to be serious enough to warrant such a stiff penalty.

Mike Tice says that he shouldnt be held accountable for his players actions. This is nonsense.I dont think that his players respect him. How can he command any respect when he broke an NFL rule?How can he demand that his players respect rules and laws. How can he demand that they conduct themselves in a respectful manner on and off the field?

The answer is that Mike Tice cant command respect and he cant demand that his players follow the rules. There are a number of coaches in the NFL that demand more from their players on and off the field. These coaches wont put up with the type of behavior that was exhibited by Vikings players this year.

Mike Tice also has a big mouth and has been known to yell at fans and call them stupid when he disagrees with their criticism.

I just cant see any logical reason why Mike Tice should keep his job. I do feel that people should do their best to keep their word and when they ask us to judge them based on the results of their actions, we should listen to them.

Mike Tice asked us to judge him based on his success or failure with the Vikings this season. He asked us to wait until the end of the season to judge him.With Sundays loss to the Baltimore Ravens, the Vikings season ended in failure. The Vikings will not be playing in the playoffs.

I hope that Vikings ownership doesnt give him too much credit for his winning streak. That winning streak came against some of the worst teams in the NFL. When his team faced tough opponents they stunk up the field.

Its definitely time for the Vikings to start a new era with a new coach.

Playing and moving covers the basic idea behind making runs, but the important thing to remember is to make these runs dangerous and make runs that lead to goal scoring opportunities or open up space for a team-mate.

Get the ball and lay it off and then make that run behind the defender again, so your team mate can chip the ball to you over the opposing players.

4. Give it and get it back.

Give and go or wall pass.

The basics for all of soccer is the ability to pass accurately to force opportunities. The key is setting up your defender.

You almost need to draw in the defender towards you, as though he or she is going to be able to intercept the ball, then give it and go - accelerating into the open space to receive the return pass.

5. When dribbling change your pace after making a move to beat an opponent player .

Attack quickly when there's an advantage or an opportunity.

Try to keep the ball moving as quickly as possible. If there's a chance to break, then counter-attack with a few precise passes.

6. Keep the ball close to your feet when controlling the ball. Keep your head up and watch the field as everybody is moving.

7. When dribbling, try and touch the ball with every step you take. To ensure close control of the ball and then enhance your ability to cut the ball away from defenders.

8. Get the cross in. Try and aim for the area between the 6 and 18 yard boxes. This will make the goalkeeper come out and try and collect the ball.

This makes the goal open and vunerable. A cross directly infront of the goalkeeper is easy for the keeper to handle.

9. Take shots on goal and test the goalkeeper as often as possible in the first part of the game.

10. Always want the ball, and ask for it.

If you know that you are making great runs into space let your team know this.

This type of communication is vital for the development of great plays.

11. Always watch the ball, don't get caught because you were watching your opponents feet.

12. Always watch the movement of ALL players on the field.

13. Stick to your teams strategy and tactics for the day.

14. Show respect for yourself by respecting the officials, the coaches, the opposing team and your own team.

Why Study Math? - The Polyhedron

This article will launch my new series in the Why Study Math? category. This will be the start of a fascinating series which show that mathematics is more than just a pain in the neck; indeed these essays will permit a fascinating peek into the world of this curiously strange discipline. We start in the land of geometry, where shapes and figures and their many properties drive students to the breaking point of insanity. Each article will feature a specific aspect of a particular branch of mathematics, such as algebra, trigonometry, and calculus; and each will endeavor to shed some light on how these fields are used in the real world. So come on board and enjoy the ride.

In the field of geometry, particularly as pertains to the high school geometry course, a student is introduced for the first time to the wonderful world of mathematical proofs. Often times students will be scratching their heads wondering why in the world they would be learning things as proving two triangles congruent or about the different properties of shapes such as trapezoids, parallelograms, or even those solid figures called polyhedrons. What is not understood or even seen is that such shapes play a fundamental role in many areas of science and indeed nature.

For example, the helix structurethat winding pattern best typified by a spiral staircaseis the structure most abundant in nature. Watson and Crick, the scientists who won a Nobel Prize for their groundbreaking work with DNA, the genetic material responsible for heredity, showed that the very structure of the DNA molecule exhibited a double helix structure. Running a close second to the helix structure, we have those solids which are formed by regular pentagons and hexagons, those five and six sided figures. Because it is impossible to enclose space (in other words form a polyhedron ball) with just hexagons, it is necessary that pentagons be added to the mix. In fact 20 hexagons and 12 pentagons form the recipe for a nice type of polyhedron ball, which has come to be called a truncated icosahedron.

The soccer ball is the perfect real-life example of the truncated icosahedron. What is even more, many virusesthose potentially deadly nuisancesexhibit this structure. Viruses have outer shells called capsids that are often in the form of an icosahedron. And for those of you who are not familiar with chemistry, the eponymous buckey ball, is an organic molecule made mostly of carbon, which exhibits the soccer ball structure. In fact, chemists have now discovered a whole family of these soccer-ball-like molecules, which are called fullerenes. New and interesting discoveries are being made with these molecules and fascinating applications for their use in diverse fields as medicine and pharmacology are being researched.

Of Brothers, Power and Genes

Its ended now, hopefully, but until a while ago they were squabbling - like dogs? Children? Enemies? Or what?

What makes a brother fight brother, I wonder! What makes one brother treat another like the biggest of enemies?

If at all there is anyone in the world who can truly understand one, it is a brother or a childhood friendand, yes, a sister in the case of a girl, with exceptions, of course! Yet, brothers fight brothers and have been doing so for centuries. Some have gone to the extent of exiling their brothers or even stopping them short with a well-directed knife in the heart, from behind!

I know, there are theories of all sorts sibling rivalry et al. But, is that all? I mean, even when the brothers are not kids any more and therefore, are not really fighting for their parents love (what with many of them having already departed for their unearthly abodes and so on), they keep at it. And, sometimes, they fight over trifles. Mostly over inheritance rights, even when there is more than they can use in a lifetime or seven. Everyone saw the recent bigfight on TV, newspapers etc. The inheritance in question was a mindnumbing sum running into tens of thousands of crores. If one of them had agreed to even a mere one percent of the sum in question, he would have had enough to last many lifetimes except, of course, that the one with 99% would have all the power and the one with 1% very little - in comparison. So, I guess, its all about power.

Yes, power that is the one thing all men (or shall I say, most) desire most. Power means wealth, influence, the ability to spread ones genes far and wide, just as the crafty Chenghiz Khan did some hundred years ago (I forget the actual dates). Yes, he was powerful, wealthy, conquered and controlled large territories and most importantly, sowed his oats with wild abandon, becoming in the process, the most successful man ever in the spread-my-genes-far-and-wide stakes.

I wonder, how many brothers today who squabble with their kin and stab them in the back and front, have the balls to do what Chenghiz did. If they cant do so, their best bet would be to let their brothers, with a similar gene pool, continue to prosper and do well and spread their collective genes.

Boy! I have come a long way from brotherhood to fatherhood! I think I ought to stop this rambling right here, before my brother reads this and gets a peek into my mind, claiming all my share of paternal property (or at least, 99%of it).

Is it better to take less and live happily or is it better to fight over the smallest crumbs and spend ones life paying lawyers, picnicking in courts and filing false accusations against each other? I wonder!

Brian Urlacher

Born in May 1978, this Pasco, Washington native is now an NFL linebacker for the Chicago Bears. As a child, Brian Urlacher moved to Albuquerque, New Mexico with his mother. Following high school, Brian went on to attend college at the University of Mexico. It was here that he shined as a strong safety for the University football team. Upon graduation, he immediately began pursuing his goal to play professional football and was drafted by the NFLs Chicago Bears. While most of his experience was as a safety position, he was assigned the position of middle linebacker for the Bears, which gave him the opportunity to showcase his tackling abilities, intelligence, speed and aggressive approach toward winning. An instant star, Urlacher was awarded the title of NFL Defensive Rookie of the Year in 2000. Such recognition is not an easy feat, but everything seemed to fall in place for the youngster as he quickly rose to the top defensive rookie player during his inaugural season.

Throughout his career, Urlacher has participated in the Pro Bowl on five occasions and has upheld the Bears tradition of impressive linebackers. As a testimonial to his skills, Brian Urlacher was once again recognized in 2006. On January 6, he was named the NFL Defensive Player of the Year. An honor awarded by the Associated Press, Urlacher received well over 50% of the panel votes to determine him as the recipient. An impressive 34 panel votes, out of 50, were cast for Urlacher.

Among the many achievements that Brian Ulracher has accomplished include exceeding the Bears single season tackle record in 2002. Additionally, he served as the teams leading tackle position for 3 consecutive years, including 2000, 2001 and 2002. Not only has Urlacher surpassed game records, but sales records as well. My Grandfather, "The Junk Man"

For my grandfather a junk man meant driving around in his truck knocking on doors collecting junk. He would then place the junk in the back of his truck. When he had a full load, he would drive to the local junk dealer and sell the items he had collected. On this money he supported his family.

As a child, I remember standing outside in my yard waiting for my grandfathers battered truck with beat up wooden sides to come rumbling down the street. My sister and I, along with my two cousins that lived across the street, would scream for joy to see my grandparents.

Immediately, after the truck was parked safely in our driveway we all climbed into the back of my grandfathers truck. It was always loaded with unusual items such as toliets, sinks and lots of bathtubs. We never knew what we would find when we went exploring. It was a childs dream.

Obviously, some of my toys came directly from the back of my grandfathers truck. As a child, I loved to read books. I had a field day sifting through all the books that were thrown in the back of the truck. My grandfather did not read English consequently, he did not know the content of the books.

I would sneak books I knew my parents would never approve of into my bedroom. My mother always found them and threw them out. Climbing up into the back of that truck has been a memory that has stayed strong with me to this day. Its given me the love to browse through junk stores and yard sales looking for good books. Even today I have retained the love of reading books.

My grandparents came from a small town in Russia. They never spoke of there past life even though I asked them. They both lost there families in the holocaust and speaking about them was to painful. I have always been interested in family history. My grandfather came alone to this country on a cattle boat before the first world war.

My grandfather later sent for my grandmother and then they were married. The funny part of the story is they were first cousins and never betrothed. My grandfather was suppose to marry my grandmothers sister but she had an eye infection and did not pass the custom's physical, consequently, they sent my grandmother instead. They were married for about seventy-five years. They may have had their differences but I never witnessed serious fighting or arguing between them. I could feel the deep love and affection they had for each other. They both lived way into there nineties.

It takes a lot of courage to come to a strange country, not knowing the customs or the language. My grandfather kept a roof over his family of two children and food on the table which was not easy at times. My grandfather learned enough of the English language to squeeze by and managed to support his family.

My grandfather performed all the family errands including the grocery shopping. He would shop by the color and design on the labels. If a label was changed on the can he wanted to purchase who knows what he would end up with.

My grandmother spoke a little english but she mainly stayed home, kept house and raised the children. I remember watching her boil their clothes in a big pot on the stove stirring it with a large wooden paddle. Then she would rinse them in the sink, ring them out, and rub them on a board.

Not speaking the language and not knowing the customs kept my grandmother trapped in her home. When I was older, I asked my mother about this. She said her mother was happy and why should she rock the boat. My grandmother was happy with her life, I never heard her complain about staying home and taking care of the kids. If my grandmother needed a dress or shoes for a special occasion my mother would go shopping and make the purchase.

I, personally, do not believe in making life easy for your loved ones that they do not make the effort to self improve and become more independent. Everybody should try to become independent. But that was then and this is now and things were so different back in the, "Turn of the Century".

Obviously, we need to look back at the past to go move forward to the future. We can not forget our family history, since we are the product of our past.

I hope, you have enjoyed this article of delving in my past memories. I was lucky, I had grandparents in my life. Today so many children come from broken homes and the grandparents get separated from their grandchildren.

My own children did not get to spend much time with their grandparents since we lived across the country. I think back now and would have done things differently. I would have made the extra effort to visit more often. Grandparents and family are the foundation in which we want to establish in our children's hearts.

If you have a child or a grandchild and you don't see them often, call them and say, "I love you." If you manage to see them in person give them a big hug and kiss and say, "I love you." A little love goes a long way.

How To Move House

Moving house is one of the most stressful life events. When I first came to London I had about twenty addresses in three years. After the first few moves I got pretty good at it. I had to! Here's what I did:

1. Pack well in advance

It used to drive me wild how some people in our house left it until the last minute. The result was they'd still be going back and forth from the old place, to the new, days later, for the last pot plant or bit of cutlery.

Make up your mind that you are quitting this house for good, then don't stay a minute longer than you have to. Otherwise you'll be wasting time that could be more profitably spent doing something else.

2. Put small things into a large container.

This saves multiple trips. Sturdy medium-size boxes are a life saver, as they can be stacked easily.

3. Containers should be light enough for one person to lift.

Some people try to fill up a big box with books, for example. The result: no one can lift it, or worse, it's just light enough for someone to try lifting it, and put their back out.

4. First to go in, last out.

You'll be putting the carpets down first, presumably, so they should be last into the van. If you're super organised you can decorate the new house 'on the fly'. Otherwise, put all your stuff in the smallest room in the new place, and then move it about from there, when it's all moved in. This stops the need to move stuff between rooms later.

5. Leave behind what you don't need.

If you've always hated the sofa, leave it behind. Some people have a curious pack-rat mentality; they love to hoard. If what you're hoarding is not gold or jewels, but jam-jars and newspapers, leave them behind.

6. Hire a big van with a big man.

This should really be the number one tip. The idea of a big van is that you'll make fewer trips, ideally only one. Some people try to save money by using their cars, or a friend with a mini van. The result: umpteen trips stretching over days. You get cheesed-off, and so does your friend. Instead of decorating your new place, you're still half-in the old one.

Moving house is very stressful. Get it done as quick as you can. Hire the biggest van you can find.

7. Many hands make light work.

After you've hired the big van, get as many friends as you can involved in the move. If you're really organised, you can move house in half a day. I did this once, to the great surprise and gratitude of the van driver we used. He'd been expecting a day-long slog.

8. Mark parking space for your van.

Cordon off enough parking space for your van driver, so he can park next to the house.

9. Cancel the utilities.

Bit of an obvious one, really. You don't want strangers running up bills in your name. Let the utilities know the date you're due to move out.
